For Owners Far From the Oil Patch

You live in the city. Your royalties live in a section line road.

Thousands of mineral owners in the Bay Area, Seattle, New York, and beyond inherited interests in a business they never chose. If the asset no longer fits your life, or your values, selling is simple, discreet, and doable entirely from your kitchen table.

Minerals follow bloodlines, not zip codes. A century after the leases were signed, the heirs of Oklahoma and Texas mineral owners live in San Francisco, Brooklyn, Seattle, Minneapolis, Denver, and Portland, holding an asset they have never seen, in an industry they may never have chosen, with paperwork arriving from counties they could not place on a map. If that is you, this page is yours.

Can I sell mineral rights without ever going there?

Yes, entirely. The whole transaction runs remotely: we research your interest from county records, send the offer and the valuation behind it in writing, and close by overnight mail or approved e-signature with a notary near you. Funds arrive by wire. Nobody flies anywhere, and the only travel involved is the deed's trip to the county clerk. Most of our out-of-state sellers never set foot in the state where their minerals sit, and the process was built for exactly that.

What does owning out-of-state minerals actually cost you?

More than most owners realize. Producing royalties usually mean a nonresident state income tax return in the minerals' state every year, on top of your home state's return, and if you live in a high-tax state you are managing credits between the two. There are ad valorem tax bills in some states, division orders after every well change, operators to chase when checks stop, and, when you die, the whole tangle lands on your kids with an ancillary probate attached. For a small inherited interest, the administrative weight routinely exceeds the income. Selling converts all of it into one clean capital gain, usually softened by the stepped-up basis from when you inherited.

What if I'd rather not own oil and gas at all?

Then say so plainly; you will not offend us. Some owners divest for the same reason others divest a stock: the asset no longer matches their views, and holding it feels wrong. We are an oil and gas company and will not pretend to share every conviction our sellers hold, but we will say this without irony: if you have decided you do not want to own fossil fuel assets, selling them to a buyer who pays you fairly is the legitimate exit, and giving them away, ignoring them, or accepting a lowball out of discomfort serves nobody's principles. You direct the proceeds wherever your conscience points. We will make sure the number you get is a fair one, with the math shown.

Can I sell discreetly?

Yes. There are no signs, no listings, and no announcements; the transaction is between you, us, and a county clerk two time zones away. The deed becomes a public record in that distant county, as all land records are, but nothing about the sale touches your life at home, and we never share seller information with anyone. If the first your neighbors hear of your royalty checks is never, that is normal, and it stays that way whether you keep the minerals or sell them.

How do I even know what I own from here?

You send us whatever you have: a check stub, a 1099, an operator letter, a deceased parent's name and a county. We research the rest at no cost, and the answer comes back in plain English: what you own, what it earns, what it is worth, and what we would pay. If the honest answer is that it is worth keeping, or worth more than we will pay, we say that too, in writing, and you will have learned what you hold for free.
