How do you decide what my minerals are worth?
We look at the producing wells on and around your property and their decline, current permits and drilling activity nearby, your decimal interest, your lease terms if leased, and what comparable interests have sold for. Then we show you that work along with the offer. Value is driven by location, activity, and cash flow, which is why two owners in the same county can get very different prices.
What does it cost me to sell?
Nothing. Berlin pays all title work, document preparation, recording fees, and closing costs. The offer you accept is the amount you receive.
What if I do not know exactly what I own?
That is normal, especially with inherited minerals. A royalty check stub, an old deed, a division order, or even just the county name is enough for us to start researching at no cost to you.
Do you buy non-producing minerals?
Yes. Non-producing minerals still have value, especially near active drilling. We buy leased and unleased non-producing interests across all the areas where we work.
Do you buy small or fractional interests?
Yes. We buy fractional interests of any size, including the small inherited fractions that many buyers will not bother with. Small interests get the same research and the same straight answer.
How fast can you close?
Most transactions fund within 30 days of a signed agreement, and many close faster. The main variable is title: if your interest has probate or heirship issues, it can take longer, and we will tell you up front rather than at the finish line.
Can I sell just part of my minerals?
Yes. Plenty of our sellers keep a portion, sell one county out of several, or sell producing interests and keep non-producing acreage. We will structure whatever split fits your situation.
What about taxes?
Proceeds from selling minerals are generally treated as capital gains, and inherited minerals usually receive a stepped-up basis, which can significantly reduce the taxable gain. We are not tax advisors, so confirm your situation with your CPA. We provide clean closing documents that make your CPA's job easy.
I inherited minerals and the title is a mess. Can you still buy them?
Usually, yes. We deal with probate, heirship affidavits, and multi-generation title tangles regularly. Our principal spent a career running exactly this kind of title. If it can be cured, we will cure it as part of the purchase, at our cost.
How do I know your offer is fair?
Because we show you how we got it, and you can check our work. Take the offer to an attorney, get competing bids, and compare. If our number is not the best one you get, we will tell you to take the other offer.
Will you pressure me with a deadline?
No. Markets move, so a number cannot stay open forever, but we do not do 48-hour expiration games. If the timing is not right, tell us and we will leave you alone until you say otherwise.
Are you brokers? Will you list or shop my minerals?
No. We buy for our own account and hold. We do not flip contracts or shop your property around, and your information never leaves our office.
Can you buy our family LLC, partnership, or trust instead of the minerals?
Yes. When minerals sit inside an entity, selling the entity whole is often cleaner than deeding out every interest: one agreement, one closing, and the members split proceeds. We also buy out individual members who want liquidity while the rest stay in, and we buy unusual instruments like NPRIs, override portfolios, net profits interests, and old drilling partnership units.
