A broker or listing marketplace markets your interest to a pool of buyers and takes a commission, commonly several percent of the sale price, when it closes. The pitch is competition: multiple bids should surface a strong price, and for large, clean, producing packages in hot areas, that logic often holds. The costs are the commission, time (listings can take months), no guarantee of serious bids for smaller or complicated interests, and the reality that the winning bidder is frequently the same kind of direct buyer you could have approached yourself, minus the fee in the middle.
The path of least resistance: someone mailed you a number, you sign. The problem is that mass mailers are priced for the owner who does not check, and contracts from that world can carry option periods and assignment clauses that tie up your minerals while the sender shops your deal. If you are holding one, read what that letter really means before signing anything.
Direct means no commission and a faster close, and it puts everything on one question: is the buyer's number honest?
