Oklahoma townships are numbered north of the base line and east or west of the Indian Meridian. A description like **Sec 14-11N-14W** means Section 14, Township 11 North, Range 14 West.

Sections are numbered boustrophedonically: starting at the northeast corner with Section 1, running west to 6, dropping a row and running back east, and so on to Section 36 in the southeast corner. That zigzag is why Section 7 sits directly below Section 6.

## What touches you

## Is your section really 640 acres?

The grid above is the idealised one, and every section in it is a perfect square mile. Real sections are not. Curvature of the earth, closing corners, resurveys and plain nineteenth century measurement error all get absorbed somewhere, and the result is that a great many sections are meaningfully larger or smaller than 640 acres. If you are working out net mineral acres from a fraction, that difference is your money.

Coverage is good but not perfect, and a township that has never been surveyed on the ground, which is common in Alaska, will not return a result. This is a reference tool, not a substitute for a title opinion or a licensed survey.

## How to read a legal description

Almost every mineral deed, lease and division order in Oklahoma, Kansas, New Mexico and most western states describes land using the **Public Land Survey System**. Once you can read it, your paperwork stops being mysterious.

Read a description **from the smallest piece to the largest**, right to left. In **SW/4 NE/4 of Section 14, Township 11 North, Range 14 West**:

- **Range 14 West** puts you fourteen six-mile columns west of the Indian Meridian, which runs north to south through central Oklahoma.

- **Township 11 North** puts you eleven six-mile rows north of the base line, which runs east to west across the state.

- Those two together identify one **township**: six miles by six miles, thirty-six sections.

- **Section 14** identifies one square mile inside it, 640 acres.

- **NE/4** takes the northeast quarter of that section, 160 acres.

- **SW/4** of that quarter takes its southwest corner, 40 acres.

## Things that trip people up

**Sections are not always exactly 640 acres.** The survey had to reconcile a square grid with a curved earth and with errors made in the 1870s. Correction lines absorb the difference, so sections along the north and west edges of a township are frequently short or long. A "lot" number in your description usually means an irregular piece created by that reconciliation, or by a river.

**Township and range are not addresses.** Two tracts can share a section number and be a hundred miles apart. Always carry the township, the range, and the direction of each.

**Oklahoma has two meridians.** Most of the state is surveyed from the Indian Meridian. The panhandle uses the Cimarron Meridian. If a description does not say, the county tells you which.

**Your deed may describe more than you own.** A legal description says which dirt. Your fractional interest says how much of the minerals under it are yours, and those are separate numbers. This is the single most common confusion we see.
